Knowledge is power

Rather than keeping a broad focus in commercial real estate, Triton focuses on acquiring and selling apartment and mixed-use buildings, for owners, investors and the attorneys who advise them.

Why local expertise matters

“You can’t beat local expertise. Two identical apartment complexes a few blocks apart can have entirely different rents, expenses and occupancy.”

From Triton’s approach

As the local market leader, we know every property, transaction and market nuance that comes with your property. We open our team and the best service professionals to you in any transaction, so you have a team of local experts at your fingertips.

We create meaningful relationships with our clients, and that is how we have grown to be a market leader in Chicago and beyond.

Multifamily acquisitions and sales

Whether it is an acquisition for a long-term hold, a value-add resale, or local and national exposure to reach maximum value, Triton is your advisor.

We have catalogued every multifamily apartment building, property owner, developer and investor in the Chicagoland area. We track every mid-market multifamily and mixed-use property for sale and the details of every transaction that closes. Then we analyze, interpret, update and repeat, because there are no shortcuts to thoroughness.

Our network of investors, sellers and financing partners has made us the top multifamily brokerage in many of the markets we serve.

For attorneys

Attorneys use Triton as they develop and carry out client strategies for real estate matters, including partnership dissolution, bankruptcy, divorce, litigation, foreclosure and estate issues.

Triton has been appointed by the Circuit Court of Cook County to sell real estate assets in probate court procedures, and by the United States Bankruptcy Court. We provide valuations that show whether there is sufficient equity in an asset to pay creditors should it sell, and our advisors hold a fiduciary duty to every client much like an attorney’s.

“They are truly experts and know how to handle complicated estate sales.”

Land, adaptive reuse and development

New development is a significant opportunity for any investor. Triton works with you to find the right site for your next project. We know the ins and outs of the city, identify zoning opportunities early, and connect you with the best partners in town to carry out your build.

We advise on adaptive reuse with site selection, market analysis and feasibility studies, most recently the sale of two Chicago churches for conversion to residential.

Our principals own multiple apartment buildings.

So our view on cutting operating costs and projected rents after renovation, from kitchens and bathrooms to common areas, comes from running real buildings, not from a spreadsheet.
